How do I set up an appointment to view one of your listed vacant apartments?
- In each individual listing online, under additional details, the number of the person responsible for the renting of that apartments is listed. You may call them directly in order to set up an appointment. Other methods include filling out our general inquiries form with the information of the apartment that you are interested in, as well as emailing info@pgkmontreal.com or calling our office directly at 514-931-5111.

Where do I get an application for tenancy and where do I submit it upon it’s completion?
Our applications for tenancy are available online, by fax on request or by pick up at our office. You may also request one from the superintendent of the building during your visit to view the apartment. Once completed, you may send them by email, attach it to our general inquiries form, by fax at 514-931-0902 or by bringing it to our office. Our applications are processed on a first-come, first-served basis, therefore in order to secure the apartment, it is best to submit it as soon as possible. Once the application is processed, our office will contact you directly.

Does everyone living in the apartment have to sign the lease?
It is highly recommended that everyone, above the age of 18, sign the lease as this way no sole person can be held legally responsible for the apartment. The responsibility should be divided equally, especially if rent payment is divided as well.

How long is the term of the lease?
All of our leases are for a term of 12 months, unless otherwise arranged through sublet.

I will not be renewing my lease. What are my obligations?
If you are not renewing your lease, you must inform our office by registered letter. Our office will send you an offer to renew your lease three months before your tentative renew date, you must respond to this notice within 30 days or your lease will be automatically renewed. You may inform us if you are moving anytime before receipt of the renewal notice as well.

Can I sublet my apartment or transfer my lease?
Yes. You may sublet your apartment or do a lease transfer, however you are responsible for finding a suitable replacement, dependent on the approval from PGK Realty Services. Please contact our office for more information by email at info@pgkmontreal.com or by phone at 514-931-5111.

How do I put in a request for repairs?
- You may fill out a Maintenance Request from on our website, email us at info@pgkmontreal.com or call our office directly at 514-931-5111. You may also contact your superintendent directly, as their contact number is provided in your copy of the lease.

When is rent due?
Rent is due on the first of each month as indicated in your lease, unless a prior arrangement with our office has been made. If cheques are returned for any reason, the tenant will owe PGK Realty Services a monetary penalty, as well as any fees owed to their respective banking institution.

What methods of payment are accepted for rent?
PGK Realty Services’ preferred method of payment would be a series of twelve post-dated cheques to cover each months’ rent for the term of a year. If this is not a preferred method, personal cheques, certified cheques, and money orders are also accepted. They must be mailed three to four days in advance to ensure timely arrival by the first of the month. E-transfers and credit card payments on our website are also accepted, however certain conditions apply.

Who should I make my cheques payable to?
In most cases, rent is made payable to PGK Realty Services, however there are some exceptions. If you are not sure, please consult your lease or contact our office at info@pgkmontreal.com or 514-931-5111.
